Terms & Conditions

Maximum Occupancy

All villa in Bali accommodate a maximum number of guests, which is stated in our descriptions, and must be adhered to unless otherwise agreed to prior to receipt of full and final payment. Reservations shall be for a specific number of guests, which may not be exceeded, unless has been authorized by Pristine Property Services (PPS).

Legality Registration

In accordance with the Laws of Indonesia all villas guests must be registered with the authorities (Police Department) within 24 hours of arrival at their destination.

A photocopy of each guest’s passport will be requested by one of Pristine Property Services (PPS) staff or Bali Villa’s staff upon of shortly after arrival at their villa.

A registration form must be promptly filled out and signed by each guest, the cost of which shall be for the account of the lesser.

Security deposits

A security deposits are required for some villas. Deposits are to be paid on arrival, and will be refunded in full on day of departure, unless damages/repairs need to be performed, in which case refunds will be made by bank cheques /transfer less cost of damages.

Telephone Use

The credit card holder will be billed for all calls, at cost (plus 10% Government tax). Additionally, a 25 % surcharge will be levied.

Credit Card details will be requested by fax, prior to guest’s arrival, and an imprint of a credit card must be taken within 24 hours of guest’s arrival. If an imprint is not promptly received, the agent / management reserves the right to disconnect the telephone.

Pristine Property Services (PPS) or Pristine Bali Villas will hold the signed credit card imprint until all telephone statements have been received from National Telecommunication Company.

Pristine Property Services (PPS) will itemize the credit card holder’s exposure to telecommunication charges (based only on use during their tenure).

An itemized account of charges will be forwarded by or e-mail to the credit card holder along with a pro-forma invoice of the amount to be debited. A copy of all billings will be mailed on requests or forwarded as an e-mail attachment.

Changes of Reservation

US$ 50.00 administration charge will be levied to any change/s for a villa reservation, which has been confirmed, and for which a deposit has already been paid.

Flight Information

Guest/s name/s should be submitted to the Pristine Property Services’ reservations office prior to final payment along with flight information for both arrivals and departures with respect to airport transfers.

Rates

All Rates are quoted in United States Dollars and subject to changes without prior notice.

What’s Included?

The properties are fully equipped with bed linens, towels, cooking utensil etc. Item such as toilet paper, soap and drinking water are supplied at the villa – just the same amenities when staying in a hotel. Items such as toilet paper, soap & drinking water are supplied at the start of the rental, and in most cases, as such items need replacing the cost shall be borne by the tenant/s.

Tax and Service

There are currently NO taxes, hidden cost, staff salaries, service fees or management fees. All are fully inclusive in the rent. Gratuities for house hold staff shall be left to guest’s discretion.

Minimum Stay

It also varies. The outline: low season = 3 nights, high = 5 nights and peak = 7 nights.

Payment

A 50% – non refundable deposit is required by the villa owner to secure the villa. And final payment to be settled 45 days before arrival in Bali by cash US Dollar.

Accepted payment by credit card (Visa Card and MasterCard only) with 3.50 % bank surcharge for administration fee. Clients will need to send a guarantee letter by FAX or scan in email to authorize us to debit such amount on the card, together with the copy of its both sides and a copy of your passport. It must be processed in Indonesian Rupiahs (Rph) by law and will be converted at the prevailing bank-selling rate for US Dollar.

Cancellation

Cancellation of a booking at any time may result in forfeiture of deposits. Deposit will be refunded for a cancellation if we can re-booked the villa for the period of the initial booking. If only a portion of the rental time is re-booked, a pro-rated refund will be made. Any rental payments which qualify for a refund, whether in whole or pro-rated, will be subject to a deduction of a 20% administration fee.

Travel Insurance

With potential medical, liability, cancellation risks involved in holidays, travel insurance is important, as deposits and rental payments are not refundable after a reservation has been confirmed. We highly recommend to buy an all-inclusive travel insurance package which covers all your expenses if you need to cancel your holiday due to personal reasons or a world event.

Check-out Time

At some Villa Check-out time is 12 noon and Check-in after the 14:00 hours

Liability

Pristine Property Services (PPS) will not be responsible under any circumstances to refund any unused portion of with respect accommodations, including any substitutions. If any services accommodations are substituted, Pristine Property Services (PPS) will at all times and in good faith endeavor to substitute services accommodations of a comparable type.

Pristine Property Services (PPS) disclaims any and all liability for property loss or damage, as well as injury including death sustained by any person whilst residing at a private Bali villa, hotels, or whilst engaged on any tour, whether the loss or injury occurs as a result of breach of contractual obligations of Pristine Property Services (PPS), its servants, employees or agents
